Buy to Let

Being a landlord can be difficult, especially if you live in a different area to where your property is located.

Fitz2Kleen understand that your property is an investment and we believe that your property should be treated with respect and at the end of a tenancy, should be returned to you in a similar condition.

Most letting agents will charge a fortune to fully manage your property, then when repairs need doing they will charge extortionate rates for repairs when they have added their commission on to the quotes given by tradesmen.

How can we help?

We’re here so that you don’t have to be.

At Fitz2Kleen, we have seen some of the most beautiful properties completely trashed by tenants, leaving landlords thousands of pounds out of pocket.

We have found that, in most cases, with correct management and periodic checks, these issues can be nipped in the bud.

Tenants are advised throughout the tenancy period, if things are not being looked after to an acceptable standard and with guidance from our team, we can usually encourage them to sort it out. This also helps to prevent deposit disputes at the end of the tenancy.

We don’t charge you an annual fee to look after your property, obviously we do charge for visits to the property and any repairs that need doing.

We are key holders of numerous rented properties in and around Coventry for landlords from all over the UK and some overseas too.

Fitz2Kleen are a local contact that landlords and tenants can call on if there are any problems with their rented property.

We meet with the tenants at the start of their tenancy so that they know who we are and what to do in the event of any problems and will also schedule in periodic visits throughout the tenancy.

End of Tenancy

Towards the end of the tenancy period, we will meet with the outgoing tenant to ensure that everything is in order.

If not, we will advise the tenant of what they need to do to ensure that the property will be in an acceptable condition to avoid any deposit disputes with the landlord, this may be carpet cleaning, end of tenancy cleaning or minor repairs if something has been damaged.

Happy landlords – Happy tenants

As long as the tenant works with us and accepts our guidance, as a landlord, your property should be returned to you in a suitable condition to be put straight back on the market. The tenant will have their full deposit returned and everyone will be happy.

Worst case scenario, if a tenant does not follow our guidance, we can quickly complete any work required to get the property back on the market and provide you with a detailed report which can be used as evidence in the case of a deposit dispute.
